To aid a smooth inspection, follow these steps to give the home inspector full access to all areas.

  • Clear under all sink areas, especially the kitchen sink. The home inspector will want to check the pipes for leaks.
  • Make sure there’s clear space around all water heaters, air handlers and HVAC compressors. Note that the certified home inspector will need to be able to read the nameplate on your hot water heater.
  • Attics and crawlspaces can easily become cluttered with stored items. Should this be the case, the home inspector will simply record them as 'not inspected'. This also applies to blocked sections of wall, and any cabinets and closets that cannot be opened.
  • The main electrical panel must be accessible. The home inspector needs to test all GFI circuits and outlets.
  • The inspector will check large appliances, such as washers and dryers, for leaks and to ensure they are in working order. The certified home inspector must be able to examine them from all sides.
  • Unlock all storage areas, even if they are currently empty.
  • Garage areas often become cluttered with bulky items like mowers and workbenches. The home inspector will not lift heavy items out of the way. You should also see that no area is obstructed by cars, boats or trailers.
  • Leave doors, gates and windows unlocked or make the keys available.

The home inspection is an important part of selling a property. Avoid unnecessary delays by acting ahead of time. By following these steps, you should be guaranteed a comprehensive and useful home inspection report.
