What to Expect During a Home Inspection

Not knowing what to expect during a home inspection can cause a homeowner some uncertainty. Here is what you can expect on the day of a home inspection:

First your home inspector should arrive and introduce himself, to make you comfortable. The inspector will be advising you on aspects of the home that you may not be familiar with, so it is important that you feel confident in his abilities and a sense of trust.

The inspection should take 2 or more hours to complete. The inspector will be looking at everything, however he won’t be removing things like drain tile or flooring, everything is done visually. The inspector will look at things like the roof, chimneys and gutters. Checking for leaks in piping systems, drains, and water pressure in faucets and plumbing fixtures will be a part of the inspection. Another thing the inspector will do is check all of the home’s electrical system by checking the main panel and outlets. Your home inspector is trained to look for visuals cues that may indicated any evidence of water penetration in the home and any other potential red flags.

After the entire inspection is complete, you should receive a written report that will outline all of the findings of the inspection. As a homeowner doing a pre-listing inspection, you can address any problems that may have arisen prior to listing your home. You can also use this report as a feature for potential buyers, proving that your home is in good condition, and giving buyers peace of mind.
