Home Inspection Before a Renovation

in |    0

You have decided to renovate your home. Great idea! Before getting started, it is highly recommended that you schedule a home inspection.  This will allow you to assess your renovation ideas and to find out whether or not they can be done and what the impact will be on the rest of your home.

For example, you are planning on putting in energy-efficient windows throughout your home.  This may necessitate better ventilation in the whole house.  Or, an addition onto your existing home may require a larger furnace and an upgraded electrical panel.

A professional home inspection can also help you to understand what shape your home is in and whether or not your money is being spent in the right place.  In other words, what you want done may not be what the house needs done.

A house is a series of systems that interact and undertaking renovation of one of those systems could well impact others, and an inspection can help you understand how any changes will impact your house as a whole.

A house consists of:

  1. Mechanical systems: electrical, heating, plumbing.
  2. Structure: load bearing, non-load bearing walls.
  3. Roof: installing skylights requires roof work.
  4. Basement: home of unforeseen problems like moisture and mold.

Whether you are planning a large remodeling project or a small one, a qualified home inspector is able to help you to understand what you are planning and how it will impact the other systems in your house.  They have sophisticated tools that help to identify problem areas so that they can be addressed prior to starting the remodel.

Even if your contractor is providing some of this information a detailed, third-party assessment from a qualified home inspector is invaluable. The detailed, written inspection report can be shared with your renovator and together you can develop a list of priorities and work schedule along with estimated costs.
