PREPURCHASE INSPECTION

During the home inspection process, keep in mind that all homes (even new construction) have problems, and that every problem has a solution. Solutions can vary from a simple fix to a major expenditure, but the bottom line is that having a Pre-Purchase Inspection allows the problem to be identified in advance of buying the home.

PRELISTING INSPECTION

A Pre-Listing Inspection is a proven way to help differentiate your listing and attain your maximum selling price. Performed before putting your property on the market, the Prelisting Inspection provides you with full details of any current or potential problems areas with your property. Armed with this information, you have the option to:

  • Resolve issues before starting your listing
  • Show your property in the best possible condition
  • Increase the marketability of the listing
  • Drive to your maximum selling price

Selling a property can be a very intense and emotional experience. Performing a pre-listing inspection is an important way to making this a more predictable process.

Reduce possible delays in the selling process. The Pre-Listing Inspection is a check-point to validate your asking price before listing, and decide on a strategy for any recommended repairs.

PREWARRANTY EXPIRATION INSPECTION

Having a home inspection completed prior to the first anniversary of your new home purchase is strongly recommended by The Ontario New Home Warranty Program.

Don't fall into the trap of many homeowners that attempt to save a few dollars and detect all the deficiencies themselves. Missing a deficiency can cost you thousands of dollars for something that either the builder or the  Home Warranty Program may have covered if it had been reported.

Be sure and schedule your 11th Month Warranty Inspection with Savov Home Inspection. You must submit your Year-End Form listing any new or outstanding deficiencies within the last 30 days before the expiry of year one of your warranty.

HOME MAINTENANCE INSPECTION

This inspection is for the home owner that plans to stay in their home and has lived there for several years but wants to invest in maintaining the condition of the property. A full inspection of the home and property will be performed and a detailed report outlining issues or maintenance will be provided to the home owner. Now the home owner can confidently approach trades people when fixing the issues outlined in the report.
